The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, July
19, 2007, at 6:00 p.m. in the Council Chambers**, City Hall West, 300 LaPorte Avenue,
will hold a public hearing on a proposed project in your neighborhood. The proposed
project is referred to as the Tree House Montessori School Project Development
Plan — File #17-07.
This is a request to convert the existing single-family residential house located at 2013
Valley Forge Avenue to a childcare center, called the Tree House Montessori School.
The development proposal includes adding one handicap accessible parking space,
utilizing the existing two -car garage for employee parking and the existing driveway as a
child drop-off area, updating the building interior and exterior, enhancing the existing
landscaping, and converting the back yard to a large, fenced play area. The property is
located on the south side of Valley Forge Avenue, three properties east of South Taft
Hill Road, in the RL — Low Density Residential Zone District.
Both the Planning and Zoning Board and the City Planning Staff consider your interest
and input in this matter, as well as your neighbor's input, an important part of the City's
review of this proposal. If you are unable to attend the public hearing, but would like to
provide input, written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between occupancy
and record keeping, or because of rental situations, a few affected property owners may
have been missed. Please feel free to notify your neighbor of this pending meeting so
all neighbors may have the opportunity to attend.
