space should be 5 feet wide and feature plantings to adequately screen the
parking area from the adjacent property.
The handicap parking space is 9 feet wide with privets planted along the
eastern edge to screen the parking area from the adjacent property.

[6/26/07] Will there be a gate in the fence for those who park at the Fort Collins
Bible Church? If so, is there any sort of pathway between the church and this
property, or will people use the sidewalks along Taft Hill and Valley Forge?
There is a gate located on the south side of the property, allowing access to the
Fort Collins Bible Church. Currently there is only a footpath crossing an empty
field to the property.

1. Per Uniform Fire Code, this is classified as an Educational (E) Occupancy
and must meet E Occupancy requirements.
Occupancy codes are being addressed.
2. If the basement is used in any way for students, it will have to satisfy UFC
requirements for automatic sprinklers and means of egress.
The basement will not be available for student use
3. Illuminated EXIT signs may be required; exit illumination (emergency lights)
may be required.
Treehouse Montessori preschool is prepared to comply with required codes..
4. Egress doors maybe need to be equipped with panic hardware that can be
opened with a single motion and no special knowledge of the occupant.

5. The building shall be within 300 feet of a fire hydrant that can supply a
minimum water flow of 1,500 gpm at 20 psi residual pressure.
There is a fire hydrant located on the southeast corner of Valley Forge and Taft
Hill Road, approximately 160 feet away from the building.
6. Address numerals shall be visible from the street the building front (Valley
Forge), minimum 6 inches high on contrasting background.
Treehouse Montessori plans to install Address numerals greater than 6 inches
high on the building front.

[6/27/07] A child care center is required to have a minimum outdoor play area
of at least 2,500 square feet for 15 children or fewer. It appears that you satisfy
this requirement, but your Statement of Planning Objectives document says that
the back yard, or outdoor play area, measures 1,600 square feet. Please
dimension the outdoor play area on your site plan and clarify how large this play
area will be.
The dimension of the backyard is 5362 square feet and is indicated on the site
map.

[6/27/07] The capacity of a child care center is calculated based on indoor floor
space reserved for school purposes of 40 square feet per child. Will the entire
first floor (1238 square feet) be designated for school purposes? Please note
on site plan total floor area for school purposes and number of children
proposed.
The first floor kitchen and laundry room will not be designated for school
purposes, thus only 1060 square feet will be reserved for school use. That
exceeds the 600 square foot minimum needed for 15 children.
