Dear Members of the Planning & Zoning Board: z
As the owners of the single family residential property at 1901 Yorlown Avenue, Fort
Collins, CO, we strongly OBJECT to the establishment of the bject Montessori
school at 2013 Valley Forge Avenue.
This area is one of long-established single family homes. The char cter of the
neighborhood is one of the more appealing residential areas of the City of Fort Collins.
To establish a Montessori, or any other type of school there would to degrade this
quiet neighborhood and destroy it for the families who currently li there.
The proposed school would have the unhappy effect of increasing raffic significantly, to
mpany
say nothing of the added noise pollution, which must acco*iry such facility. It is
totally unacceptable to those of us who own, property in this area.
It is dear that such a school would cause a decline In the property values of the homes
in this neighborhood. Such a decline will be easy to document, an if the City decides in
favor of this school, at this site, it will risk legal action against suc� a move by the
homeowners and residents.
There are far more suitable locations of a commercial nature, wJ such a school may
be placed, away from established residences. We urge the City a�# d those who wish to
establish this school to look to those more suitable sites. i
