Project Description: Non-profit Montessori Preschool for a maximum of 15 children
(ages 3-6 yrs) in a single-family home structure located on Valley Forge Avenue in Fort
Collins.
ENGINEERING
1. According to Matt Baker from the City of Fort Collins Engineering
Department, the Larimer County Road Impact Fees & Street Oversizing
fees are $41.00 and $534.22, respectively.
2. The Transportation Development Review Fee is submitted with this
Project Development Plan (PDP).
3. A one -page memo is being submitted with this Project Development Plan
indicating that the school, with its 15 students and 4 employees, will not
have any significant impact on traffic operations.
4. Damaged curb, gutter and sidewalk existing prior to construction, as well
as streets, sidewalks, curbs and gutters, destroyed, damaged or removed
due to construction of this project, will be replaced or restored in like
kind at the Developer's expense prior to the acceptance of completed
improvements and/or prior to the issuance of the first Certificate of
Occupancy.
LIGHT & POWER
1. The existing service is sufficient and no increased load capacity is
required. The Treehouse Montessori will be responsible for the
upgrading costs and development charges.
ENVIRONMENTAL PLANNING
. 1. Trash & recycling services are addressed in our project narrative.

1. A Neighborhood meeting is scheduled for June 26, 2007.

POUDRE FIRE AUTHORITY
1. Occupancy class & construction type — both east and west side of the
house is located farther than 10 feet from the property line.
2. Occupancy & Basement separation — there will be a one -hour fire rated
door separating the basement from the first story.
3. Fire Access — All exterior portions of the first story is located within 150
feet of Valley Forge Ave. which is an approved fire access roadway.
Further access to the building is available on both the North, the South &
the East sides (Gates on all sides) of the property.
4. Water Supply - There is a yellow -colored water hydrant located
approximately 80 feet west of the property on Valley Forge Ave.
5. Exits - There are currently 4 exits on the first level of the property and 1
egress for the basement room.
6. Hazard Room Protection — there are no combustible or flammable
materials storage activities on site, further, the kitchen will contain only a
refrigerator and microwave.
7. Fire alarms — Smoke and CO detectors will be mounted in each room,
hallway, bathroom and kitchen, and wired as a system.
8. Interior Wall, Ceiling & Floor Finishes - The interior walls and ceilings of
the facility will be painted gypsum board and plaster walls. Floors will be
covered with non-combustible rug tiles or similar type fabric.
9. The address for the building is mounted on the west side of the garage,
using 8 inch numerals, with additional numerals on both sides of the
mailbox.

Collins.
ZONING
1. Treehouse Montessori is submitting a Project Development Plan (PDP) to the
City of Fort Collins Current Planning Department to review and approve a
change of use from a single family residence use to a child care center use.
2. A request is being submitted to the City of Fort Collins Current Planning
Department to modify Section 3.8.4 of the Land Use Code to permit a child
care center (Treehouse Montessori) to be located within the 1,500 feet zone.
3. There are 4 total employees at Treehouse Montessori, with 2 employees
always being present or a maximum of 3 employees at any given time during
the hours of operation. There are 2 parking spaces in the driveway and an
additional 3 parking spaces available as Valley Forge street parking.
Furthermore, Treehouse Montessori obtained permission from the Fort
Collins Bible Church to use their parking lot as overflow parking,
particularly during parental meetings. Therefore, there is adequate parking
for Treehouse Montessori preschool.
4. The existing landscaping is submitted on the site plan drawing.
5. The back yard or outdoor play area for our 15 students measures 80 feet by
80_feet; or 1.f600 square feet. The entire back yard or outdoor play area is
enclosed by 6 foot privacy fences. (See architectural elevation photos)
