SUBJECT: Tree House Montessori School Transportation Impact Study

The Tree House Montessori School is proposed to be located in a
house at 2013 Valley Forge Avenue in Fort Collins. Figure 1 shows the
site location. It is on the south side of Valley Forge Avenue, three
houses east of Taft Hill Road. Eric Bracke, Fort Collins Traffic
Engineer, was contacted to determine the scope of this transportation
impact study (TIS). Due to the low trip generation, a brief
memorandum was requested.
This school is expected to have a maximum student population of
15. The hours of operation are 8 am to 5 pm on weekdays. While some
students will remain all day, a few will attend only for the morning
session. In order to be conservative, the full student population
(15) was used for trip generation purposes. Trip Generation, 7tn
Edition, ITE, was used to estimate the expected travel characteristics
of the Tree House Montessori School. Land Use Code 565, Day Care
Center, with number of students as the trip generation variable, was
used. Table 1 shows the expected daily and peak hour trip generation.
This land use is expected to generate 70 daily trip ends, 12 morning
peak hour trip ends, and 12 afternoon peak hour trip ends.
Valley Forge Avenue is classified as a local street. It is
approximately 38 feet wide, flowline to flowline. There are sidewalks
on both sides of Valley Forge Avenue. There is signal control at the
Taft Hill/Valley Forge intersection. The driveway to the subject
property is approximately 280 feet from Taft Hill Road, on -centers.
Due to this separation, vehicular turning movements at the subject
property will not cause a negative impact at the Taft Hill/Valley
Forge intersection.
While the proposed Tree House Montessori School will generate
more traffic than a single family house, the type of traffic and
vehicles will be similar to that of a house. It is expected that
traffic operation at/near the subject property will be acceptable.
