Dear Planning and Zoning Board,
This is a request for modification of standard 4.4(B)(3)(C)(1).
Our proposed plan is to open a Montessori preschool at 2013 Valley Forge Ave, Lot 77,
Lexington Green P, Fort Collins. The current zoning allows for a child care facility but
not within 1500 feet of an existing facility.
There had been a Children's World at 2140 Valley Forge Ave. This facility, however,
has been closed for about 18 months. Due to the high cost of leasing this building, we
doubt that it would be financially feasible for a child care center to open at this location.
If a center did open at the 2140 Valley Forge location, our facility would be of little
competition and could actually complement the other facility. Our program will cater
only to preschool aged children, our curriculum will be Montessori specific and we will
only be licensed to accept 15 children. This would not interfere significantly with a large
child care center such as the Children's World which was at this site previously. Also
our facility is divided from the 2140 site by a major crossroad (Shields Ave) and
therefore may serve a different population.
Treehouse Montessori certainly will not be detrimental to the community. Due to its
small size there will be very little impact on traffic flow, it will be open during usual
daytime hours and closed on weekends and holidays.
Our proposal is equal to or better than the 2140 Valley Forge site as we have a financially
feasible plan, we have a group of enthusiastic and involved families who will enroll their
children in this program if our plan is approved. Our research has shown that there is a
relative paucity of preschools in this part of Fort Collins and we feel that our program
will be an asset to the community by providing child care in an area of need.
