used by the proposed house and the existing house is using the new service to the alley? This would
avoid having the sewers cross which could lead to confusion for future owners.

11/18/2013: The building will need to comply with the standards in Section 4.8 of the Land Use Code.
Sec. 4.8(F)(1) requires the front entrance include an architectural feature such as a front porch, portico
or landing. This feature should be located within the buiding envelopes. If the envelopes shown don't
account for this feature, then they will need to be revised. Also note that per Sec. 4.8(F)(1)(c), a
garage needs to be recessed at least 10' behind the front setback of the building, so please take this
into account when designing a house.

The note by that references the water line by the large ponderosa pine says it will be relocated. No
excavation should occur for the relocation of this line as it goes right by the tree. Please confirm that
there will be no excavation and if it is more accurate consider saying the water line will be abandoned.

11/15/2013: Doug Martine in Light & Power Engineering received a utility plan on approximately
October 4, 2013. An email was subsequently sent to Anne Marks (for Barry Schram) indicatingissues
that became evident. There is an existing underground power line along the south side of the
adjacent lot at 631 Cowan. The planned sewer line from the alley will need to maintain a minimum
lateral separation from the power line at least equal to the lesser of 10 feet, or the depth of the sewer
line. The same minimum clearance also applies to the sewer and electric services crossing lot 1 to lot
2. Also, the utility plan appears to show the electric service to lot 2 crossing under the S.W. comer of
the existing house. This electric service must be a minimum of 3 feet from the building. Please

12104/2013: The note on the site plan of "width to match existing sidewalk or 6' wide" leaves it open to
interpretation. I would prefer to have it indicated as 5 foot attached sidewalk, which was the direction
given to Loretta Mannix in coordination with Tim Buchanan.
08/14/2013: The minimum sidewalk width on a local street is 4.5 feet. The plans indicate 5 feet in width
which is perfectly acceptable. Please note however that the construction of the additional .5 feet in
width is not eligible for street oversizing reimbursement.

12104/2013: There still needs to be a little coordination between the different generated sheets in
terms of showing information. Sidewalk connections from the units to the street sidewalk are not
consistently shown on all sheets.
08/14/2013: Coordinate the sidewalk design between the plan sets (or plan set, if ultimately
combined). The City would prefer to see a detached sidewalk for as much of the extent as possible,
which can be 4.5 feet in width. Attached sidewalks would need to be closer to 6 feet.

" A permit must be obtained from the City forester before any trees or shrubs as noted on this plan
are planted, pruned or removed on the public right-of-way. This includes zones between the sidewalk
and curb, medians and other city property. This permit shall approve the location and species to be
planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate
of occupancy.
