HomeMy WebLinkAboutNATHAN'S SUBDIVISION, 637 COWAN STREET - PDP/FDP - FDP130030 - CORRESPONDENCE - UTILITY PLANS1 We won't need an easement for the vault, but there could be issues using this vault and the power line that comes from the alley to it. There are some variables I don't know that could impact the vault being usable. Will both buildings be single family? Will there be any use of electric heat (discouraged)? The power line from the alley to the vault is along the southerly side of 631 Cowan, serving several houses along Cowan. Your utility plan shows a new sewer service from the alley in the relatively same location as the power line. The sewer line will need to maintain a minimum lateral separation from the power line at least equal to the depth of the sewer service. Also, the electric service from the vault to the southerly new house, and the adjacent sewer service will need to have the same minimum lateral separation. The electric service from the vault to the southerly house will need to be in an easement at all locations where it crosses the northerly lot. Thanks for the comments and clarification on not needing an easement. Yes, 637 Cowan, finally getting close to starting. We spoke about these details last year and I recall the same information that your gave to me verbally, glad to have the information in writing for planning & construction reference. No electric heat and both single family houses. When we spoke last year you thought there was enough power to service this site(s) with existing infrastructure, hope this still holds true.
