Comments from Current Planning: 1. Please make the minor revisions on the redlined plans. Revisions were made to the lighting photometric plan, to indicate which lights would be left on, and which would be turned off after hours. The outdoor light schedule was added to the lighting photometric plan page. Revisions may be made on the mylars and submitted to the City with proper signatures. Mylars of the Final Development Plan was submitted to the City on April 11, 2007 along with 3 mylar plats. The construction set will be submitted at a later date while issues with the Boxelder Sanitation District is resolved. If this can not be obtained and still meet the required volume, a minimum of .5% slope can be used with a drainage pan. A concrete trickle channel has been added to the water quality pond. Department: Light & Power Issue Contact: Doug Martine Topic: Electric Utility Number: 80 Created: 3/1 /2007 [3/1/07] The developer will need to coordinate a location for a pad type electric transformer, and electric requirements and charges with Light & Power Engineering (221-6700). So noted. A transformer location has been added to the plans. Topic: Landscape Plan Number: 78 Created: 3/1 /2007 [3/1/07] There are 2 existing streetlights along Lemay. The developer will need to field verify the exact location of these lights, and show them on the landscape plan. The location of street trees planned on Lemay will need to be adjusted to provide a minimum of 40 feet clearance between the trees and the lights (15 feet if the tree is an ornamental). Streetlights have been located and are shown on the Landscape Plan. The landscape plan has been adjusted as requested. Topic: Utility Plan Number: 79 Created: 3/1 /2007 [3/1/07] No utility plan was included in the review packet. There is an existing fiberglass electric vault at the N.W. corner of the lot. If this vault needs to be relocated either vertically or horizontally, it will be at the developer's expense in addition to normal electric development charges. So noted. The Overall Utility plan is included with this plan set, in mylar form. The plan set includes an Overall Utility Plan which shows the location of the electric vault noted. Please resubmit to address our previous comment: There is one chemical, The Option, that would make this facility a critical facility because in concentrate form it is considered a corrosive. Please try to find a different chemical and resubmit that MSDS for review. — REPEAT COMMENT. An updated MSDS was sent via e-mail and accepted by Marsha after the last staff review meeting. Some of the floodplain regulations for the Poudre River changed in February: The Product 6 corridor line is no longer regulated. Please remove this line from the plat and plans.
