b. Show on the lighting plan where security lights are located and note that
they will be left on 24-7. Show the other lights as those that will be tumed
off after hours.
c. Please provide the exterior light fixture schedule on the lighting plan.
d. Redlines were provided, Deanne agreed to forward these to Norm and to
discuss needs.
8. Basil sat in for Russ. There are a few corrections that are needed on the
erosion control plan. Redlines and comments were provided.
9. Flood Plain comments were still outstanding at the time of the meeting. They
were forwarded to Deanne, who forwarded them to Brian (the surveyor) who
made the corrections and forwarded 3 final mylars to Deanne, who gave them to
Andrea Agnew for signatures.
10. Ted asked for a set of Final Development Plan mylars with the corrections as
noted in the Project Review. Please also submit comment responses with the
mylar set. The mylars should be signed by the applicants prior to submittal to the
city. Once the mylars have been recorded, an address will be assigned.

Subject: Breeze Thru Car Wash Final Compliance
CC: Brian Krombien, Norm Herman, Troy Kirschman, Devon Smith
A Final Compliance meeting was held at the City of Fort Collins on Wednesday, March
21, 2007. The final review comments have been received along with final redlines. The
review comments are attached to this memorandum, for your information. Review
comments and redlines have been forwarded to Normand Brian for final revisions. The
following are notes and action items that were identified at the meeting:
1. Randy Maizland indicated that the engineering plans are ready for mylar, with the
exception of a few drafting corrections. He noted a correction that needed to be
made on the frontage road profile on CS5.
2. Please add Dana Leavitt to the signature block.
3. He requested one set of mylar construction documents that are signed by the
Boxelder Sanitation District signature on it. He will route it to the respective City
staff for signatures, and return to us. Once we get the signed mylar back from
him, we will need to make 7 sets of mylars. It generally takes 1 to 2 weeks to
route this through the City.
4. A CDoT access permit is needed. Deanne agreed to produce the application
materials and let Andrea know when it is ready for her signature. Deanne will
forward the application materials to CDoT for approval.
5. Randy asked for the DCP information. Deanne noted that the Development
Agreement Information form and the Project Quantities and Cost Estimate
Sheets were forwarded to Randy. Randy noted that he probably already had
them, and would contact Deanne if he needed them again.
6. A standard Letter of credit will be needed for public improvements. Randy noted
that he would send this to John or to Deanne for use by the developer's banker.
7. The Lighting Plan should be modified.
a. Show back -side shields on the F-2's along the south side of the drive isle.
Provide a detail of this shield.
