Figure 19.6: Minimum Off Street Parking Setback Distance Introduction The Agnew Car Wash is situated at the terminus of a cul-de-sac that is used as a service road south of State Highway 14. The Preliminary Development Plan proposes a small parking lot (5 spaces) situated at the drive entry of the car wash. The parking spaces will be used by car wash staff, supervisors and vendors. The distance between the edge of pavement for the roadway and the face of the curb for the first parking stall is 37 feet. The average trip generation for the parking lot is 200-300 trips, (per Delich Associates, Traffic Memorandum Dated November 8, 2006). The LCUASS requires a setback of 40' for parking lots with volumes between 100 and 750. This request is to reduce the requirement by 3' from 40' as required to 37' as proposed. Justification 1. The parking lot lies at the terminus of a cul-de-sac; there will be no through traffic that could be impacted by a reduced setback. 2. The parking lot in question is relatively small, (5 spaces) which will have little potential for traffic to "back-up" into the public R.O.W. 3. The 5 spaces as proposed are the minimum required for the function of the car wash facility. The use for these spaces will be for staff, management and vendors for the facility. 4. The health, safety and welfare of the general public are not compromised. Thank you for your consideration of this request.
