Dear Resident:
On Thursday, February 8, 2007, at 5:00 p.m., in conference room A of 281 North
College Avenue, Fort Collins, Colorado, the Current Planning Director will
conduct an administrative hearing to consider a development proposal in your
neighborhood. The project is referred to as Agnew Carwash Project
Development Plan, #32-06.
As proposed, the project consists of the construction of a new 4,200 square foot
building for a carwash facility. This facility would be operated by a staff with
limited hours of operation and not self -serve on a 24-hour basis. In addition,
there would be vacuum stations for customer conveniences.
The site is 1.83 acres in size and located at the southeast corner of Mulberry
Street and Lemay Avenue. Access to the site is gained from the East Mulberry
Street Frontage Road only. The site is bounded by the Lemay Avenue bridge to
the west and the Poudre River to the south.
The City Current Planning Staff and Director consider your interest and input in
this matter, as well as your neighbor's input, an important part of the City's review
of this proposal. If you are unable to attend the public hearing, but would like to
provide input, written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
