As discussed at the project review meeting, it appears that there may be excessive parking for a self -serve carwash. Please delete unnecessary parking from the seven spaces near the project entrance. 2 spaces were deleted from the parking area just south of the entry. These spaces will be used for employees, management staff and vendors. The applicant will provide vacuum stations at each of the parking spaces south of the building. Unlike most car washes, these vacuum stations will be provided at no charge to their customers. Past experience at other installations similar to this one warrants the need for the quantity as shown. 3. On the site plan, please provide directional arrows for vehicle circulation, and please delete the contour and existing utility layers. Directional arrows shown as requested. Contours deleted as well as existing utility layers. 4. On the site and landscape plans, please label and dimension the 50-foot buffer from the drip line of the riparian zone. Shown as requested. 5. Please indicate the species, height, maturity and quality of the five trees that are proposed to be removed. Are these trees considered significant? Can these trees be transplanted? Only Siberian elms and Russian olives are nuisance trees that require no mitigation. Native cotton -bearing cottonwood trees, female boxelder trees, when located in a natural area buffer zone, are not nuisance tree species. Tree protection standards are found in Section 3.2.1(F). The project Landscape Architect met with Forestry representatives on site to determine significance of the existing trees. Of the 5 trees shown on the east side of the site, 3 of them were considered to be significant and are mitigated in the landscape treatments placed along the Riparian Corridor. The other 2 trees on the east side of the site as well as the 2 trees on the west side of the site were determined to be insignificant and will be removed. 6. On the architectural elevations, the materials are referenced by brand name colors. Please provide color samples. Photographic color samples are provided for your use. If actual samples are required, please advise. 7. Please specify that the standing seam metal awning — galvalume — is a solid material. Since illuminated awnings are prohibited, please state that such awning is to be opaque and not translucent. All awning materials will be solid, opaque materials, as noted on the elevation sheet (5 of 7). 8. On the lighting plan, the Luminaire Schedule does not include F-1 wall packs. Please S e corrected Lighting Plan pg 7 of 7. 9. Staff is concerned about the amount of lighting under the awnings. If every awning requires lighting, can the amount of illumination be reduced? The specifications indicate that the fixture is available with one lamp instead of two. Have you considered compact fluorescent lamps for energy conservation? Two lamps for 13 awnings is \ excessive, especially on the south side facing the 50-foot riparian buffer zone. The awnings will effectively reduce the actual output; Florescent lamps are placed in each of the fixtures. Please review corrections to the lighting plan. 10. The double headed pole light by the trash enclosure could be down -graded to a single by deleting the eastern fixture. There will be a vacuum canister placed on the parking lot striping in front of the curb at each parking space. The parking spaces are shown 14' wide to accommodate for these canisters and to provide room for patrons to vacuum their cars. If a detail and elevation of the actual canister and canister placement is needed, it is requested that this be provided at the time of final compliance. Various vendors have been consulted for this item and the final model has not yet been selected. It may need to be wider as the trellis could impede pedestrians as well as wheelchairs. Please review this. The trellis shown V behind the 6'-6" walk will serve as a channel for the vacuum hoses. A curb stop will be placed 1 ' in front of the curb to allow for a total 2' overhang. The cedar post is a 4x4, leaving 5'-2" sidewalk clearance between the trellis posts and the face of the building. The windows, dormers and awnings do not project into this clearance space. However, on December 19, 2006, FEMA will be publishing a new FIRM as part of the DFIRM process. Please clearly show and dimension the existing and proposed ROW dedications on the Plat, measured from centerline of Mulberry and from the existing curbline of Mulberry.
