are proposed to be removed. Are these trees considered significant? Can
these trees be transplanted? Only Siberian elms and Russian olives are
nuisance trees that require no mitigation. Native cotton -bearing cottonwood
trees, female boxelder trees, when located in a natural area buffer zone, are not
nuisance tree species. Tree protection standards are found in Section 3.2.1(F).
6. On the architectural elevations, the materials are referenced by brand name
colors. Please provide color samples.
7. Please specify that the standing seam metal awning — galvalume — is a solid
material. Since illuminated awnings are prohibited, please state that such
awning is to be opaque and not translucent.
8. On the lighting plan, the Luminaire Schedule does not include F-1 wall packs.
9. Staff is concerned about the amount of lighting under the awnings. If every
awning requires lighting, can the amount of illumination be reduced? The
specifications indicate that the fixture is available with one lamp instead of two.
Have you considered compact fluorescent lamps for energy conservation? Two
lamps for 13 awnings is excessive, especially on the south side facing the 50-
foot riparian buffer zone.
10. The double headed pole light by the trash enclosure could be down -graded to a
single by deleting the eastern fixture. As it is, there is too much illumination
thrown onto the neighboring property and this is not an active area.
Be sure and return all of your redlined plans when you re -submit.

please delete the contour and existing utility layers.
4. On the site and landscape plans, please label and dimension the 50-foot buffer
from the drip line of the riparian zone.

2. Please include the 100-year floodplain boundary and the benchmark and
benchmark elevation on the plat.
3. Please review site plan and other plans to include proper labeling of the 100-year
flood fringe, floodway and Product 6 Corridor.
4. Please include the FEMA cross-section line on the grading plan. Please refer to
the Timberline LOMR for documentation.
5. Please include the following notes on the grading plan and also discuss in the
drainage report:
• BFE at upstream end of building
• Regulatory flood protection elevation (BFE + 24 inches)
• All HVAC and electrical must be elevated or floodproofed above the regulatory
flood protection elevation.
• Note about floodplain use permit being required before building permit
• Note about FEMA elevation certificate being required before CO
• Type of foundation (i.e. slab -on -grade)
6. The trash dumpster and any other items (benches, tables, bike racks, etc.) that
meet the floatable materials requirements must be anchored. Please show the
anchoring in a detail drawing.
7. In the Drainage Report, the FEMA map panel used is an old panel. This area was
revised as part of the Timberline LOMR. However, on December 19, 2006, FEMA
will be publishing a new FIRM as part of the DFIRM process. The line work you are
using for the floodplain boundaries will not change, but the reference for the line
work will change. Please contact Marsha Hilmes-Robinson at 970-224-6636 for
more details.
8. Please provide details on the chemicals used in the car wash to document that
they are not considered part of the critical facilities definition.
9. Please discuss in the drainage report how the floodplain regulations is Chapter 10
of City Code are being met by the project. See notes in drainage report.

emails and telephone calls, a total of 141 feet of ROW dedication would be required,
from existing Mulberry curb, for the cul-de-sac turn around however, it was proposed
that the detached sidewalk could be constructed with an access easement to the
City therefore, only requiring 136 feet of ROW dedication. Please clearly show and
dimension the existing and proposed ROW dedications on the Plat, measured from
centerline of Mulberry and from the existing curbline of Mulberry. See redlines for
clarification.
