Subject: Lemay Car Wash Trip Generation
Hi Matt. I talked to Shane Wells, who is the distributor for the High Performance Car Wash system that
is planned for the Lemay Car Wash. There is only one other installation in Colorado, it's associated with
a Conoco station at iordoii aiid Arapaho Road (south east Denver). The one in Denver has two pay
stations, while the one in Fort Collins will have three pay -stations. They expect that this one will not get
as much traffic as the Denver one because a lot of people use car washes when they get gas.
The system includes a 120-foot tunnel that uses a conveyor to pull cars through. It can have up to 3-cars
in it at one time. This particular station will have no more than 3 attendants, and usually less. It's fairly
self -serve. It will be open 24-hours per day.
Shane said that the average will be 200-300 cars per day. (That's average over 7-days a week, 24-hours a
day). Peak hours are Friday evening, Saturday morning and Sunday morning. During a peak time, they
can pull 150 cars through the system an hour. Typically the busiest time is after a snow storm when the
sun comes out again, they could wash 150-cars per hour for a duration of 4 hours. One car can get
through the tunnel in 1.5 minutes (That's what he said!), with a car coming out every 45 seconds.
Summer peak on Saturdays is generally 8-12, but other times of the year the peak is later in the
day.... depending on the time of year.
The only car -wash that is similar to this one is Richies in Fort Collins. Richies is smaller scale, and uses
attendants.

This memorandum is the transportation impact study (TIS) for the
Agnew Car Wash. The scope of this TIS was discussed with Eric Bracke.
Due to the low traffic expected, a trip generation memorandum was
requested. Land uses in the area are primarily commercial.
The site location and site plan is provided in Appendix A.
Currently, this lot is vacant. The Agnew Car Wash is a fully
automated car wash. Access to the site will be via the Mulberry
Frontage Road. Trip generation 7th Edition, ITE, does not have a
category for this type of car wash. The Agnew Car Wash is expected
to generate 200-300 daily trip ends. Peak hours are Friday evening
and Saturday and Sunday mornings. A discussion of the expected trip
generation is provided in Appendix B.
There are sidewalks and bike lanes along Mulberry Street and
Lemay Avenue, except on the south side of Mulberry Street east of
Lemay. Cache la Poudre Trail is just to the southwest of the Agnew
Car Wash. The Agnew Car Wash will add sidewalk along there property
on the south side of the Mulberry Frontage Road. However, since this
is a car wash land use, the pedestrian/bicycle/transit traffic will be
minimal.
It is concluded that the trip generation related to the proposed
Agnew Car Wash will be minimal. No further transportation analyses
are required at this time.
