A tract of land situated in the Northwest Quarter (NWl/4) of Section Eighteen (18), Township
Seven North (T.7N.), Range Sixty-eight West (R.68W.) of the Sixth Principal Meridian (6th
P.M.), City of Fort Collins, County of Latimer, State of Colorado, being more particularly
described as follows:
Considering the North line of the NW1/4 of said Section 18 as bearing North 89°04'35" East
being a Grid Bearing of the Colorado State Plane Coordinate System, North Zone, North
American Datum 1983/92, a distance of 2568.64 feet and all bearings contained herein relative
thereto;
COMMENCING at the Northwest Corner of said Section 18, thence South 00°04'41" East 175.00
feet to a point on the Southerly right of way of Colorado State Highway No. 14;
THENCE along said right of way South 89°56'16" East 334.02 feet to the Point of Beginning;
THENCE continuing South 89°56'16" East 279.15 feet;
THENCE South 00003'44" West 289.63 feet;
THENCE North 84057'16" West 316.44 feet;
THENCE North 14021'08" East 133.06 feet;
THENCE North 01027'37" East 133.24 feet more or less to the Point of Beginning.
Except that parcel of land conveyed to the City of Fort Collins; Colorado in Deed recorded
October 23, 1979 in Book 1998 at Page 850.
Said tract contains 1.830 acres more or less, and is subject to any rights -of -way or other
easements of record or as now existing on said described parcel of land.
