The site is served by two points of ingress/egress with intemal traffic movement on private drives. Parking provided will meet City code requirements. Drainage will flow to a detention/water quality pond located in the southwest comer of the site. The architecture will be contemporary, incorporating materials and architectural features designed to harmonize with the existing, adjacent Albertson's-,anchored shopping center. Potential land uses include retail, restaurant (quick serve, sit down and fast food), service, child care, office, financial services and minor vehicle repair and service. • , What improvements and uses.currently exist on the property? The site is vacant and undeveloped. • Explain how your proposal is compatible with the surrounding area. The architecture of the project will incorporate design features and materials that will relate to the adjacent shopping center. The site has been designed to be self sufficient in terms of parking and vehicular circulation, but will easily accommodate pedestrian movement from adjacent City streets and properties and movement among buildings located on the site. Building placement, continuity of architecture and selection of site furnishings will reinforce the development's neighborhood character. Outdoor dining will be provided for some of the restaurants and outdoor seating for patrons of the other businesses. • Are there any unusual factors and/or characteristics that may restrict or affect your development?
