RL ZONE
A Tract of land located in the Southwest quarter of Section 12, Township 6 North, Range 69 West of
the Sixth Principal Meridian, City of Fort Collins, Larimer County, Colorado, being more particularly
described as follows;
The North 377.40 feet (measured at right angle to and parallel with the north line) of Lot 4, Block 1 of
the Plat of Lynn Acres, a Plat of record with the Clerk and Recorder of the said Larimer County.
Containing 1.733 acres more or less.
The above described tract is subject to all easements and rights of ways now existing or of record.

Reason for Request: (Please attach additional sheets if more space is needed)
City staff is initiating this petition to rezone the property described at 225 East Skyway Drive
from Urban Estate (UE), to Low Density Residential (RL) on the north 1/3 of property. The
remaining south 2/3 of the property will remain in the Urban Estate Zoning. This request is
based on the following findings:
1. The extent of the proposed amendment is compatible with existing uses surrounding
the subject property. The existing zoning to the west is Urban Estate, but is also
recommended to be rezoned to Residential Low Density. The existing zoning to the
north and east is Low Density Residential. The existing use includes a private
Montessori School. This request is in conjunction with another rezoning request on
the property adjacent to the west, proposed to be changed to a combination of
Commercial and Low Density Residential. As a result of this request, the southern
portion of East Skyway between the addresses of 209 and 225 will extend the existing
Low Density Residential zoning on both sides of the street.
2. The extent of the proposed amendment will result in a logical and orderly development
pattern by further supporting the existing residential neighborhood to the north and
east of this property.
Please attach listing of names and addresses of all persons owning land (as per Larimer
County Assessor's office on date of request) within 800 feet of any portion of the area under
petition for rezoning.
