STAFF PROJECT REVIEW
Date: 07/13/2007
Staff has reviewed your submittal for REPEAT BOUTIQUE 1502 S COLLEGE AVE - PDP -
TYPE I AND FINAL PLANS, and we offer the following comments:
ISSUES:

[7/10/07) The plans look great. Good job pulling it all together. I have just one comment
and it isn't a requirement, just an observation: it seems like it would make more sense to
have the signs perpendicular to traffic so they're more visible. Best of luck in the future.

[6/5/07] As a heads -up, the right-of-way dedication for College Avenue will require a
Transportation Development Review Fee of $250. In addition, recording fees will be
assessed (payable to Larimer County) for the filing of the document. I can provide the
standard right-of-way form for dedication electronically if desired. Also, a Transportation
Development Review Fee of $1,000 is required at the time of final plan submittal.

[6/6/07] The sidewalk and access ramp construction will require payment of inspection fees
prior to beginning any construction. In lieu of a Development Construction Permit (DCP)
with its associated DCP fee, the inspection fee will be assessed under an excavation permit
(reduced fee). The excavation permit will be determined at the time the plans are
completed.

revision clouding ("bubbles") is intended for changes after construction commences.

[7/11/07] The drawings indicate dedicating a 15' utility easement along College. We won't
require this dedication as part of the project and the applicant may remove its indication on
the drawing.
