On Tuesday, June 26th, 2007, at 4:o0 p.m., at the City of Fort Collins Office at 281
North College Avenue, Fort Collins, CO.*, in Conference Room A, the City of Fort
Collins Administrative Hearing Officer will conduct an Administrative Hearing for a
development proposal in your neighborhood. The project is known as Repeat Boutique
Project Development Plan — Type I.
This is a request to change the use of the property at 1502 S. College from a spa to
retail/commercial for use by the Repeat Boutique clothing store. There will be only
minor changes to the exterior of the building including replacing the garage door with a
wall and adding residential style exterior light fixtures. No changes to the landscaping
are proposed. One van -accessible handicap parking space and ramp to the sidewalk
will be provided on Lake Street. The sidewalk along College will be widened to current
standards. The site is located at the southeast corner of Lake St. and College Ave.
The property is zoned CC —Community Commercial District.
If you have any interest or concern about this proposed project, you are encouraged to
attend this public hearing. At the hearing, you will have the opportunity to hear from the
City staff and the project applicant about the details of the project. You will also be given
the opportunity to state your views about the project.
The affected property owners list for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
