[5/23/07] Planning objectives letter states that most current use was a boarding house. The
most current use was a spa/salon.
We're ready to schedule your hearing. Please call me to set up a date and I will get the
notification out. After the hearing, you'll need to submit final plans for review. We'll make
sure the turnaround time for that is very short, probably one week. Contact me for a routing
sheet so you'll know how many copies to submit. Be sure and return your redlined plans at
that point.

[6/6/07] The sidewalk and access ramp construction will require payment of inspection fees
prior to beginning any construction. In lieu of a Development Construction Permit (DCP)
with its associated DCP fee, the inspection fee will be assessed under an excavation permit
(reduced fee). The excavation permit will be determined at the time the plans are
completed.

At the staff review, I provided you with a list of codes that the Building Department will use
when reviewing this project for building permit approval. I encourage you to submit your
plans to them as soon as possible so that they will be in the queue right after the hearing so
they can be reviewed promptly assuming the hearing is successful.

they must be down -directional and fully shielded. This can be accomplished with the
proposed fixtures if opaque panels are affixed behind the glass to limit glaring light spill.

[6/5/07] As a heads -up, the right-of-way dedication for College Avenue will require a
Transportation Development Review Fee of $250. In addition, recording fees will be
assessed (payable to Larimer County) for the filing of the document. I can provide the
standard right-of-way form for dedication electronically if desired. Also, a Transportation
Development Review Fee of $1,000 is required at the time of final plan submittal.

sidewalk existing prior to construction, as well as streets, sidewalks, curbs and gutters,
destroyed, damaged or removed due to construction of this project, shall be replaced or
restored in like kind at the Developer's expense prior to the acceptance of completed
improvements and/or prior to the issuance of the first Certificate of Occupancy. The limits of
the repairs will be identified in the field by the City Engineering Inspector prior to and over
the course of the project and will not be shown on the plans. All sidewalk work shall be
complete prior to the issuance of the first Certificate of Occupancy."

[6/5/07] Was the access ramp location along Lake Street verified with Traffic Operations? If
not, I may need to follow up with Eric Bracke. I have a concern that the handicap space
might be too close to the College Avenue intersection. Eric is out this week. If this location
hasn't been verified, perhaps a general note can be put on the plans specifying the handicap
space and access ramp location is to be finalized with Traffic Operations, the location may
be shifted in the field from the location shown on the plans.
