modified. 1) The east most wall on the alley will be
closed off and the exisiting garage door removed. 2)
The south-east will have an addition of an outdoor
stairway leading up to the 2"d. level.

Planning Objectives:
Request to change the use of existing building at the
corner of Lake St. & College Ave. from boarding
house to retail & offices. The property is within the
city of Fort Collins and is currently zoned CC -
Community Commercial District.
The proposed retail/office use will include 1535
square feet of office space on upper 2"d. level, and
3255 square feet of retail space on main level & 1264
square feet on basement level. The retail tenant will
be Repeat Boutique, a consignment store that serves
the resale needs for men's, women's & children's
clothing and accessories as well as home decor,
antiques & collectibles. It will have approx. 1-2
employees and will see approx. 20-60
customers/clients a day.
The 1502 S. College Ave. site will be minimally
developed by widening the College Ave. sidewalks
from the current 4' to the larger 9' . A small parking
area on the flat East side of lot will be less than 1000
square feet and paved with interlocking pavers or
concrete. There will also be a trash/recycling
