The proposed project is referred to as the Human Bean at Spring Creek Project Development Plan — File #37-06. This is a request to construct a Human Bean drive -through coffee restaurant on the southern portion of the property located at 1820 S. College Ave (the Vision Eyeland parking lot). The property is within the C — Commercial Zone District, in which restaurants with drive-in facilities are permitted, subject to review and approval by the Planning and Zoning Board. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
