Water pressure historically is very low in this area; many commercial buildings require fire pumps to be able to meet minimum water -flow needs for automatic fire -sprinkler systems, because hydraulic calculations show the unassisted pressure and flow do not meet minimum requirements. The minimum flow and spacing requirements for fire hydrants for commercial buildings is 1,500 gpm at 20 psi residual pressure; no building shall be farther than 300 feet to a fire hydrant, with hydrants located on 600-foot center. If the annexation is approved and the project moves forward, Larimer County Engineering would recommend that a traffic impact study and drainage report be required. County Engineering would appreciate the opportunity to review these reports as to the impacts the development will have on the transportation and drainage facilities in the unincorporated portions of the County. County Engineering requests that any County transportation or drainage facilities that are not adequate to handle the additional development be made adequate. Be sure and return all of your redlined plans when you re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at (970) 221-6376.
