July 18, 2007
On Wednesday, August 1, 2007, at 4:15 p.m. (or as soon thereafter as
possible, in the Current Planning conference room at 281 North College
Avenue", Fort Collins, CO., the City of Fort Collins Hearing Officer will conduct an
administrative p4blic hearing to consider a development request in your
neighborhood. A decision on the request will be the outcome of this public
hearing.
This is a request to convert the existing garage, with an upstairs, into an
Accessory Building with Habitable Space on the rear of the property at 321
East Olive Street. The subject property is located on the south side of East Olive
Street between Mathews Street (to the west) and Peterson Street (to the east).
The property owners' intent is to add water and sanitary sewer services to the
building, making it an "Accessory Building with Habitable Space". Electric service
already exists to building. No kitchen/cooking facilities are being proposed. With
the conversion the building would not qualify as, or be allowed to contain, a
dwelling unit; however, it could serve as a "detached" bedroom. The property is
zoned NCM, Neighborhood Conservation, Medium Density District.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
