However, no signs are allowed on the restaurant canopy. Response. The building elevation shows signage on all four sides of the buildings on Lot 1. The buildings on Lots 2 and 3 will be specifically addressed as to signage at the time they are site plan approved. Number: 7 Created: 6/27/2006 [6/27/06] A Goodyear Service Center, offering the uses as described in the PDR application, is classified as a "Vehicle, minor repair, servicing and maintenance establishment. This use is allowed as a Type 1, administrative review. Response: At this point, it does not look like this will be a proposed use for the project but a small automotive service (lube shop) will probably be located on Lot 2. Number: 8 Created: 6/27/2006 [6/27/06] A Sonic Restaurant, or similar restaurant, without a drive -through facility is a permitted use subject to Type 2, P&Z Board review. Response: If and when Sonic becomes the free standing restaurant component, we will proceed with a full site plan depicting the specifics of their site. At this point, no one has expressed interest in our restaurant pad (Lot 3). Number: 9 Created: 6/27/2006 [6/27/06] Minimum height of buildings needs to be 20'. Need bike racks, trash enclosures. Once a plan is received with dimensions, additional comments might be generated. Response: We will comply with the 20' height requirement and will provide bike racks, trash cans, and benches in the plaza area. The buildings' trash enclosures will be fully screened. Be sure and return all of your redlined plans when you re -submit. The standards in Article 3 apply (parking, landscape, building design, etc) and the zone specific standards for the NC zone in Article 4, Section 4.19 Response: All Article 3 standards have been incorporated into the plan. We have used 9 spaces/1000 sq. ft. because of the shared aspect of QSR"s and retail service. The plaza between the A and B buildings will become the central feature area for the project. Number: 2 Created: 6/27/2006 [6/27106] Building setbacks are per Sec. 3.5.2(13)(2)(c). This requires a setback of between 10' and 25'. Landscape standards are found in Section 3.2.1. Response: All set backs per Sec. 3.5.2 have been met. In order to create a more urban statement with the building placement on Riverside, the 10' distance has been used. All landscape standards have been designed into this plan. Number: 3 Created: 6/27/2006 [6/27/06] In addition to dumpster screening, screening is also required for outdoor storage areas and mechanical equipment. See Section 3.5.1(1). Response: All roof top mechanical will be fully screened. The same is true for all outdoor dumpster areas. Number: 4 Created: 6/27/2006 [6/27/06] Parking visible from.Riverside and other lot lines must be screened per Section 3.2.1(E)(4). Parking lot along Riverside must be screened with a wall, fence, berm, landscaping, etc. that has a minimum height of 30" for at least 70% of the parking lot frontage. Response. The parking is largely screened by buildings as it relates to the Riverside exposure or to the east property line. The balance of the parking will be screened by landscaping up to the 70% figure. Number: 5 Created: 6/27/2006 [6/27/06] One monument sign per lot per street is allowed. If a lot doesn't have frontage on a street, then that lot can't have such a sign. See Sec. 3.8.7(G) for specific sign regulations for monument signs. Response: We are proposing one monument sign on Lot 1 just east of the full movement intersection on Riverside. Page 1
