Staff has reviewed your submittal for LIBERTY FARMS ANNEXATION AND ZONING -
TYPE II, and we offer the following comments:

1. Any future development will be required to dedicate 115 feet of ROW on Timberline, 4-
Lane arterial standard + any turn lanes as recommended in the traffic impact study.
2. Developer will be required to provide 1000 feet of preliminary street design in both
directions on Timberline. Must tie into proposed street design to the south for a grade
seperation and re -alignment just north of Vine (see City plans).
3. Developer will need to dedicate an 84 foot wide, 2-Lane arterial standard ROW across the
northerly portion of the property as shown on the City Street Master Plan.
These notes are only for future development and do not apply to annexation of the property.
