HomeMy WebLinkAboutWEINER (ENCLAVE) ANNEXATION & ZONING - 36-06 - CORRESPONDENCE - CORRESPONDENCE-HEARINGNo Text Commun.Lcy Planning and Environmental 5,. vices Current Planning City of Fort Collins January 4, 2007 Dear Resident: The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, January 18, 2007, at 6:00 p.m., in the Council Chambers*, City Hall West, 300 LaPorte Avenue, will hold a public hearing on an annexation 8s zoning proposal in your neighborhood. The proposal is commonly known as the Weiner Annexation and Zoning, #36-06. This is a request for the annexation and zoning of 7.55 acres located on the west side of Ziegler Road, south of Rock Creek Drive, and north of Kechter Road. Fossil Ridge High School is directly to the east, across Ziegler Road. This annexation request consists of two properties (5117 Ziegler Road and 5305 Ziegler Road) that are developed as single-family residences with several outbuildings. The property at 5117 Ziegler Road contains an existing livestock feedlot (not operating) and the property at 5305 Ziegler Road contains a commercial business (Express Concrete). This is an involuntary (enclave) annexation because the properties have been completely surrounded by the City of Fort Collins limits for not less than 3 years. The properties currently are in the FA1 - Farming Zoning District in Larimer County. The requested City zoning upon annexation is LMN - Low Density Mixed -Use Neighborhood. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
