July 10, 2007
On Tuesday, July 24 at 5:00 p.m. or as soon thereafter as possible, in Conference
Room A, 281 N. College Avenue, the City of Fort Collins Administrative Hearing
Officer will conduct an Administrative Hearing for a development proposal in your
neighborhood. The project is known as 226 Peterson St. Accessory Building Project
Development Plan, #39-06.
This is a request for an accessory building on the rear portion of the property located at
226 Peterson St. The proposed accessory building will be used for workshop and
storage space, not as a dwelling unit. The proposed building incorporates 600 feet of
floor area and is one and one-half stories in height (23 feet 3'/2 inches at its highest
point).
This property is zoned NCM, Neighborhood Conservation Medium Density Mixed -Use
Neighborhood District. Accessory buildings are permitted in this zoning district, subject to
an administrative review and public hearing.
If you have any interest or concern about this proposed project, you are encouraged to
attend this public hearing. At the hearing, you will have the opportunity to hear from the
City staff and the project applicant about the details of the project. You will also be given
the opportunity to ask questions and state your views about the project.
The affected property owners list for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
