[5130107] EMERGENCY ACCESS: After conferring with Shelby and learning that
the project actually has decreased what would be considered "habitable space, "
the proposed structure can be considered a U Occupancy, instead of an R
Occupancy; therefore, the distance the building is set back from Peterson Street
is sufficient. Had it been a residential structure, it would have been required to be
within 150 feet of Peterson Street, or PFA would have required a residential fire -
sprinkler system. Also, access from the alley (Olive Street, per the applicant's
response) is not considered for the purposes of emergency access.

[5121107] Just keeping this comment alive so we remember what we'll need later
[1/10/071 Please show, dimension and label existing sidewalks, driveways, etc.
More detailed comments will be given when the plans become more clear.
Stormwater and Engineering has agreed that a site/landscape plan is sufficient
and we will not require a utility plan set. However, to avoid problems pulling your
building permit later, we will want to have 3 paper copies of the final signed
mylars submitted for distribution. Since no utility plans will be filed, there is no
other way for the certain departments to know that you have submitted any plan
set whatsoever so we'll have to do it another way. No worries.

[51221071 Please see redlines for additional formatting and scanning problem
areas. I recommend that the section be shown on the page with the building
elevations and the floor plan be shown on the site plan page. I think the floor
plan is much easier to read and will scan better than the smaller site plan, so
perhaps you could combine the two into one drawing at a larger scale? Or just
include both on the same page so you can see the entire site, and then the
immediate area in and around the garage. This can be addressed at the final
plan stage after the public hearing.

[611107] This project is ready for an Administrative (Type I) Public Hearing. As
we discussed at staff review, let's wait until July 1 when you will be back in town
to set this public hearing date. A notification letter will be mailed to affected
property owners 2 weeks prior to the public hearing inviting them to attend. I will
prepare a staff report and present my analysis of the project and
recommendation to the hearing officer. You will be responsible for presenting
any additional information you wish to share and to answer any questions the
public may have about your proposal. The hearing officer will have 10 days to
issue a decision. If your project is approved, you will be required to submit Final
Plans for review. These final plans should be revised per the comments in this
comment letter. Once the Final Plans are perfected we will record them and then
you may get your building permits.

[5122107] This looks better, but is still blurry and probably won't scan well. I've
highlighted some problem areas on the site plan. Please keep in mind that the
ultimate goal is to have high -quality prints that can be scanned and then
reproduced as needed.
[1181071 The site/landscape plan is difficult to read. Please differentiate between
existing and proposed conditions by using varied line weights and symbols. For
example, clearly identify the building footprint, concrete pad/sidewalk, irrigated
beds and rock areas. Also, are there any existing fences on the property? If so,
please indicate where/what type.
