HomeMy WebLinkAbout226 PETERSON STREET ACCESSORY BUILDING W/ HABITABLE SPACE - PDP - 39-06 - CORRESPONDENCE - (8)Peterson Street, or PFA would have required a residential fire -sprinkler system. Also,*access from the alley (Olive Street, per the applicant's response) is not considered for the purposes of emergency access. [1/10/07] ACCESS: To be considered within fire department access, the front door of the proposed structure is required to be no more than 150 feet (as a hose would lay) from the Peterson Street curb. Because the building is out of access, an approved, automatic fire -sprinkler system is required (NFPA 13R). Number: 19 Created: 1 /10/2007 [5/30/07] Because the proposed building no longer is considered a residential structure, no separate address is required. [1/10/07] ADDRESSING: The approved address for the proposed structure (226 B) shall be clearly mounted on the front side of the building, in minimum 6-inch numerals/letter, with a color that contrasts with that of the structure siding. Department: Stormwater-Water-Wastewaterlssue Contact: Wes Lamarque Topic: Stormwater Number: 12 Created: 1 /8/2007 [5/29/07] Please add drainage arrows on the north and south sides of the proposed building directing runnoff to the alley and a note on the plan indicating that your property will not impact your neighbors' properties. [1/8/07] Please submit a grading plan for the rear half of the lot. This is needed due to the fact more than 350 sf of impervious area is being added. This can be done on the site plan. Department: Zoning Issue Contact: Jenny Nuckols Topic: ZONING Number: 30 Created: 5/22/2007 [5/22/07] 1 don't see where the water will be coming into the building - wasn't there a sink shown on the previous drawings? Be sure and return all of your redlined plans when you submit your Final Plans. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at (970) 221-6750. Sincerely, Shelby Sommer Associate Planner Page 3 and rock areas. Also, are there any existing fences on the property? If so, please indicate where/what type. Department: Engineering Issue Contact: Susan Joy Topic: General Number: 16 Created: 1 /10/2007 [5/21/07] Just keeping this comment alive so we remember what we'll need later : ) [1/10/07] Please show, dimension and label existing sidewalks, driveways, etc. More detailed comments will be given when the plans become more clear. Stormwater and Engineering has agreed that a site/landscape plan is sufficient and we will not require a utility plan set. However, to avoid problems pulling your building permit later, we will want to have 3 paper copies of the final signed mylars submitted for distribution. Since no utility plans will be filed, there is no other way for the certain departments to know that you have submitted any plan set whatsoever so we'll have to do it another way. No worries. Number: 22 Created: 1 /12/2007 [5/21/07] There are still some line over text and blurriness issues - is there any way to clean it up a little? [1/12/07] See Appendix E6 for scanning requirements. Number: 26 Created_ : 5/21/2007 [5/21/07] The driveway needs to be designed and built in accordance with drawing 706. Please add this detail along with 1601, 1602 and 701. Number: 28 Created: 5/21/2007 [5/21/07] Please dimension the alley row. Number: 29 Created: 5/21/2007 [5/21/07] Where is the existing curb on Peterson and what type? Vertical or rollover? Topic: Tech Services Number: 32 Created: 5/29/2007 (5/29/07] From Technical Services: No problems. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 18 Created: 1 /10/2007 [5/30/07] EMERGENCY ACCESS: After conferring with Shelby and learning that the project actually has decreased what would be considered "habitable space," the proposed structure can be considered a U Occupancy, instead of an R Occupancy; therefore, the distance the building is set back from Peterson Street is sufficient. Had it been a residential structure, it would have been required to be within 150 feet of Page 2 r STAFF PROJECT REVIEW City of Fort Collins LEONARD M. WRIGHT Date: 06/01/2007 226 PETERSON STREET FORT COLLINS, CO 80524 Staff has reviewed your submittal for 226 PETERSON STREET ACCESSORY BUILDING WITH HABITABLE SPACE PDP - TYPE I, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Shelby Sommer Topic: General Number: 31 Created: 5/22/2007 [5/22/07] Please see redlines for additional formatting and scanning problem areas. I recommend that the section be shown on the page with the building elevations and the floor plan be shown on the site plan page. I think the floor plan is much easier to read and will scan better than the smaller site plan, so perhaps you could combine the two into one drawing at a larger scale? Or just include both on the same page so you can see the entire site, and then the immediate area in and around the garage. This can be addressed at the final plan stage after the public hearing. Number: 33 Created: 6/1 /2007 [6/1/07] This project is ready for an Administrative (Type 1) Public Hearing. As we discussed at staff review, let's wait until July 1when you will be back in town to set this public hearing date. A notification letter will be mailed to affected property owners 2 weeks prior to the public hearing inviting them to attend. I will prepare a staff report and present my analysis of the project and recommendation to the hearing officer. You will be responsible for presenting any additional information you wish to share and to answer any questions the public may have about your proposal. The hearing officer will have 10 days to issue a decision. If your project is approved, you will be required to submit Final Plans for review. These final plans should be revised per the comments in this comment letter. Once the Final Plans are perfected we will record them and then you may get your building permits. Topic: Site Plan Number: 7 Created: 1 /8/2007 [5/22/07] This looks better, but is still blurry and probably won't scan well. I've highlighted some problem areas on the site plan. Please keep in mind that the ultimate goal is to have high -quality prints that can be scanned and then reproduced as needed. [1/8/07] The site/landscape plan is difficult to read. Please differentiate between existing and proposed conditions by using varied line weights and symbols. For example, clearly identify the building footprint, concrete pad/sidewalk, irrigated beds Page 1
