The main floor of the building has to count towards the square footage' and to be considered accessible based on building code requirements must have a minimum ceiling of 7'6". The main floor comprises 600 so ft which is maximum square footage for an accessory building with habitable space. The second floor or half floor, ceiling height cannot exceed TY in order not to be counted towards the total square footage which again, cannot exceed 600 square feet total. Please revise your plans per the aforementioned comments, and respond to each comment in a written statement, called the planning response. When you have each item addressed, please submit the following revisions to the City: Page 4 there is no other way for the certain departments to know that you have submitted any plan set whatsoever so we'll have to do it another way. Because the building is out of access, an approved, automatic fire -sprinkler system is required (NFPA 13R). For example, clearly identify the building footprint, concrete pad/sidewalk, irrigated beds and rock areas. Also, are there any existing fences on the property? For the purposes of calculating density, "total floor area" shall mean "the total gross floor area of the ground floor of any accessory building larger than 120 sq. ft. plus that portion of the floor area of any second story having a ceiling height of at least 71/2 feet located within any such accessory building located on the lot." This definition should also be used to calculate the FAR. Using this definition, I calculate a FAR of .20 on the rear 50% of the lot, not .0777. Stormwater and Engineering has agreed that a site/landscape plan is sufficient and we will not require a utility plan set. However, to avoid problems pulling your building permit later, we will want to have 3 paper copies of the final signed mylars submitted for distribution once the project is ready to record. Unfortunately I did not receive these letters in my packet of plans and would like a copy of these letters with the next submittal for the project file. Maximum building height for accessory buildings with habitable space is 1 1/2 stories (24 feet). A half story is defined by the Land Use Code as the following: "Story, half shall mean a space under a sloping roof which has the line of intersection of the roof and wall face not more than three (3) feet above the floor level, and in which space the possible floor area with head room of five (5) feet or less occupies at least forty (40) percent of the total floor area of the store directly beneath." Please provide calculations to confirm that your proposed half story conforms to this definition and revise documents so that there is no reference to a 2 story building. Page 1
