o Land Use Standards for Accessory Building with Habitable Space:
■ Existing Residence/Main Building
• 26 ft x 36 ft x 2 floors = 1,872 ft2
■ Proposed Accessory Building/Main level:
• All ceiling height 7 ft, 5 inches
• Area is 20 ft x 30 ft = 600 ft2
■ Proposed Accessory Building/2°d Story:
• Area with ceiling height > 7 ft 6 inches is 13 ft x 29 ft = 377 ft2
■ TOTAL AREA WITH CEILING HEIGHT > 7 ft, 6 In = 377 ft2
■ Lot Size: 50 ft x 195 ft = 9,750 ft2 Rear 50% of lot = 4,875 ft2
■ Floor Area Ratio: 0.33 x 4,875 ft2 = 1,608.75 ft2, which is »377 ft2
o Dimensional Standards
■ Lot width = 50 ft
■ Rear Set back = 25 ft, >> 5 ft min. required
■ Proposed accessory building height = 24 ft (1 /z stories)
• Therefore, increase side yard widths 3 feet above 5 ft
minimum.
■ North side yard width = 8 ft
■ South side yard width = 12 ft

Statement of Planning Objectives
Introduction
An accessory building with habitable space is proposed for the rear of the lot at 226
Peterson Street. The primary function of the building is to provide a 2 bay garage and
storage for the property. The structure is one and one half stories tall with a small work
area over the garage. The accessory building is not intended for dwelling.
Summary of Submittal Requirements
i) Statement of Appropriate City Plan Principals and Policies achieved by the
proposed plan:
The proposed plan is compliant with the requirements of Article 4.7 of the Fort Collins
Land Use Code for an accessory building with habitable space. By basing the design on
the form of historic barns in the area and keeping the geometry and dimensions of the
proposed structure consistent with those historic structures, the aesthetic quality, integrity
and character of the property, neighborhood and area is preserved.
ii) Description of proposed open space, wetlands, natural habitats and features,
landscaping, circulation, transition areas, and associated buffering on site and in
the general vicinity of the project.
The landscaping of the property on the interior (west) side of the property will consist of
irrigated flowerbeds consistent with the existing landscaping and will be fenced from the
alley with a six feet tall wooden privacy fence typical of many area properties. The
landscaping on the north side of the proposed structure will consist of irrigated flower
beds and will preserving the three existing three 20 feet tall maple trees that form the
northern boundary with the adjacent property. The landscaping on the south side of the
proposed structure will consist of approximately 3/4 inch diameter crushed gravel and will
preserve the existing 50 feet tall cottonwood tree that is located on the southern boundary
with the adjacent property (see Site Drawing). No tress with diameters > 2.5 inches will
be removed or impacted.
iii) Statement of proposed ownership and maintenance...., applicant's intentions
with regard to future ownership of all or portions of the project development
plan.
There is no intent to change ownership after construction; building maintenance will be
performed periodically by the owner.
