College Ave. Suite 100 www.northernengineering.com Fort Collins, CO 80524 FAX: 970.221.4159 This letter is to request a variance for the proposed development Old Oak Estates located at Strauss Cabin Road between Harmony Road and Kechter Road. The variance is requested to install a driveway less than 200' from an arterial roadway; 200' is the minimum distance from the driveway to the arterial as stated in the Latimer County Urban Area Street Standards. The driveway will serve an existing residential lot; the existing drive into the lot is constructed within dedicated public right of way and will be removed with the construction of Big Dipper Drive. The existing lot address is 5335 South County Road 7, Patrick and Carolyn Balliew are the owners of the property. The drive has been placed approximately 50' west of the Strauss Cabin Road intersection; this location is the furthest away from the arterial roadway while still being usable by the existing residence. The alternative to providing this driveway in a variance location on Big Dipper Drive would be to install the drive entrance off of Strauss Cabin Road; this would also be a variance location due to its proximity to Big Dipper Drive intersection. In summary, we would like a variance to allow the installation of a driveway entrance for an existing residence less that 200' from the arterial roadway Strauss Cabin Road.
