Dear Resident and Property/Business Owners:
October 4, 2007
On Thursday, October 18, 2007, at 6:00 p.m. in City Council chambers, City Hall
West, 300 LaPorte Avenue, Fort Collins, CO. 80521, the City of Fort Collins
Planning and Zoning Board will consider an item that relates to a property
located in your neighborhood. The project is referred to as 220 East Olive
Street — Request for Six Modifications of Standard, #27-07.
This is a request to consider six Modifications in conjunction with the future
potential re -development of the property at 220 East Olive Street. The applicant
proposes to raze the existing building and construct a new building that would
consist of 14 dwelling units. Such building would range in height from two to four
stories. As proposed, all parking would be under the structure.
But before the applicant submits official plans for this potential building, he is
requesting six Modifications of Standard. These Modifications of Standard are
found in the Neighborhood Conservation Buffer (NCB) zone district.
The standards at issue are: 4.9(D)(1) — Density; 4.9(D)(5) — Floor -Area -Ratio;
4.9(D)(6)(b) — Front Yard Setback; 4.9(D)(6)(c ) — Rear Yard Setback;
4.9(D)(6)(d) — Sideyard Setback; and 4.9(D)(6)(e) — Building Height.
Please note that any Modification of Standard that is granted prior to submittal of
official plans is valid for a period of only one year.
The City Planning Staff considers your interest and input in this matter, as well as
your neighbor's input, an important part of the City's review of this proposal. If
you are unable to attend, written comments are welcome.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
