[9/12/07] Conceptual review comments mentioned names for the private drives; this is not a
consideration for us, since there are no private drives on the site.
Number: 48 Created: 9/12/2007
[9/12/07] Conceptual review comments mentioned an emergency access easement for the
perpetual access easement off of Richmond Drive. PFA does not need nor require this to be
an EAE.

[9/12/07] The International Fire Code/Uniform Fire Code variations of requirements
mentioned in conceptual review comments is not a consideration for this project. That
comment can be disregarded.

[9/12/07] WATER SUPPLY: Fire hydrants, where required, must be the type approved by
the water district having jurisdiction and the Fire Department. Hydrant spacing and water

spacing requirements include: Commercial and multi -family dwellings, 1,500 gpm at 20 psi
residual pressure, spaced not further than 300 feet to the building, on 600-foot centers
thereafter. These requirements may be modified if buildings are equipped with automatic fire

[9/10/07] Handicap accessible ramps need to be shown on the site plan. In many cases,
dipping the sidewalk may be the best way to provide access without impeding through ped

would be 24 spaces. Total residential parking needs to be at least 60, with at least 3 HC

must provide HC accessible spaces based on the total number of commercial spaces
provided, which in this case would be 3 not 2.
