Dear Resident or Property Owner:
On Thursday, November 15`, 2007 at 5:30pm in the City Hall Council Chambers, 300 West
Laporte Avenue, the City of Fort Collins Administrative Hearing Officer will conduct an
Administrative Hearing for a development proposal in your neighborhood. The project is known as
3425 S. Shields Mixed -Use Project Development Project —Type 1 (#28-07).
This is a proposal to redevelop the approximately three -acre site at 3425 S. Shields, near the
northwest corner of Shields and Richmond, into a four -building project with one three-story
commercial building on Shields and three three-story multi -family residential buildings behind. A
total of 36 dwelling units are proposed. The property is zoned MMN—Medium Density Mixed -Use
Neighborhood.
If you have any interest or concern about this proposed project, you are encouraged to attend this
public hearing. At the hearing, you will have an opportunity to hear from City staff and the project
applicant about the details of the project. You will also be given an opportunity to state your views
about the project. Within ten days of the hearing, the hearing officer will decide whether to
approve, approve with conditions or deny the project. Within fourteen days of this decision, any
party -in -interest can appeal the decision with the City Clerk's office.
The list of affected property owners for this mailing is derived from official records of the Larimer
County Assessor. Because of the lag time between home occupancy and record keeping, or
because of offsite owners, a few affected property owners may have been missed. Please feel
free to notify your neighbor of this meeting so all neighbors may have the opportunity to attend. If
you are unable to attend this meeting, written comments received prior to the hearing are welcome.
