U_�Su J■ : itf fit: ■/ 1.0 Introduction The purpose of this Intermediate Traffic Impact Study (TIS) is to identify project traffic generation characteristics, to identify potential traffic related impacts on the adjacent street system, and to develop mitigation measures required for identified traffic impacts. This TIS is for the proposed mixed -use development located in the northwest corner of the Shields Street and Richmond Drive intersection (3425 S. Shields Street, Fort Collins, CO 80526). The Vicinity Map illustration and project site location is shown in Figure 1. The scope of this study determined the study intersections for the TIS to include: Shields. and Richmond, and all access drives. The Transportation Impact Study Base Assumptions form is provided in Appendix A. Development Engineering Sciences (DES), LLC has prepared the TIS to document the results of anticipated traffic conditions in accordance with the Larimer County Urban Area Street Standards (revised on 4/1/07). The proposed development is anticipated to include approximately: 36 townhomes„ 15 KSF of general office, and 7.5 KSF of specialty retail. The current site plan illustrating the proposed development and access locations are shown in Figure 2. The project is anticipated to generate approximately 708 daily weekday trips, 43 AM peak hour trips, and 62 PM peak hour trips. Access to the site will be from an existing full -movement access to Richmond Drive and an existing right-in/right-out (RI/RO) access to Shields Street. The existing full - movement access to Richmond is located approximately 190 feet (centerline to centerline) west of the Shields and Richmond intersection. Additionally the Shields and Richmond intersection is a full -movement intersection located approximately 520 feet (centerline to centerline) north of the Shields and Horsetooth intersection. The site's other access is an existing RI/RO access to Shields Street which is access controlled by an existing raised center median in Shields Street.
