Have you explored the possibility of shared parking with your industrial neighbor to the west? There is a strong likelihood that industrial employees and customers will not be using their parking lot on Sunday mornings. If you were able to secure shared parking, then "future parking" may not be needed. This would save the church asphalt paving and additional fees to the Stormwater Utility. 2. Street trees along Lemay, if under the existing overhead transmission line, may be switched to ornamental versus shade trees. Be sure and return all of your redlined plans when you re -submit. Number: 28 Created: 11 /6/2007 [11/6/07] There does not appear to be any additional shoulder/shy distance from the defacto bike lane to the roadside ditch in the new design. Lemay appears to have some unpaved shoulder both north and south of Buckingham (south appears to have a greater shy distance). Ideally there should be a couple feet of gravel shoulder shy distance from the ditch for bicyclist safety, especially with the combination of a transition and limited lighting in the area. Also the 2 feet of gravel helps for integrity of the pavement section. Number: 22 Created: 11 /6/2007 [11/6/07] Please add the preliminary design information for Lemay and Buckingham done with the Lincoln Park project onto the construction plan set (as was done on the site plan). This information isn't as necessary on the site plan, but should be shown on the construction plan set as a reference. This information should be complete with stationing, tangent and curve data. Number: 23 Created: 11/6/2007 [11/6/07] The construction plan set needs to show vertical design information specific to Buckingham/Doff carried from the Lincoln Park project and then have it preliminarily designed along this project tying back to the west. If the project were to then also do a full design of Buckingham (flowline and centerline design, cross sections, etc.) then the local street portion escrow for Buckingham would only need to include construction costs (curb and gutter, pavements, etc.) (The design should demonstrate that the curb and gutter installed along the western property boundary can remain otherwise curb and gutter in this location would also need to be included in the escrow). If the project's design along Buckingham is limited to the preliminary portion only then the local street portion escrow will need to include design costs to ensure curb and gutter and pavement can be built to an ultimate condition. Number: 25 Created: 11 /6/2007 [11/6/07] I'd like to do some further follow-up on the existing asphalt sidewalk and how it is affected by the widening shown for the left turn lane. It appears that the asphalt sections of walk may need to be reconfigured with the road widening. Also, it may be necessary to provide detectable warnings (truncated domes) for the walks as they approach the intersection. Number: 26 Created: 11 /6/2007 [11 /6/07] The Lemay design for the turn lanes creates angle points where the transitions occur for the left turn lanes, I'd like to see these shown smoothed out with curves rather than the angle points for driveability concerns.
