I'm not sure what the walk is like in front of the HC parking spaces. Is it level with
the asphalt parking, or is it a raised walk? Each Handicap parking space needs to
have ramped access to the walk if it's a raised walk.
The sidewalk in front of the handicap parking spaces has been uniformly lowered to
match edge of asphalt rather than providing ramps at each space.

1. Have you explored the possibility of shared parking with your industrial
neighbor to the west? There is a strong likelihood that industrial employees'
and customers will not be using their parking lot on Sunday mornings. If you
were able to secure shared parking, then "future parking" may not be needed.
This would save the church asphalt paving and additional fees to the
Stormwater Utility.
The Church is currently exploring this option with the adjacent neighbor to the west. A
connective walk has been added in anticipation of this option.
2. Street trees along Lemay, if under the existing overhead transmission line,
may be switched to ornamental versus shade trees.
Ornamental trees have been added in the ROW however there is an existing 60' Platte
River Power Authority easement at runs the length of entire site fronting Ninth Street. In
addition there is also a 25' drainage easement adjacent to the Platte River Power
Authority easement. A copy of the site plan, landscape plan and utility plans are being
sent with this submittal to Tom McCormick at the Platte River Power Authority at their
request.

Lemay is actually Ninth Street at this point and has relabeled as such. Ornamental

[11/1/07] Parking lot perimeter landscaping and screening along the west lot line
needs to comply with Section 3.2.1(E)(4). I imagine the existing Austrian Pines
make it difficult to add more deciduous trees, but I can't tell from the plan if the
screening is met since the shrub planting area doesn't specify the size and
species of shrubs. The Plant Legend indicates the area to be "proposed shrubs"
and the Plant List only states "Recommended Shrubs". The Plant List will need
to include a listing of the actual shrubs to be planted. Same with the foundation
shrub planting areas - we should know what's going to be planted.
Specific plants will be selected at final compliance. A note has been added to the
landscape plan along the west property line stating the code compliance requirement.

[11/7/07] 1 was given a revised site plan which reflects both the building coverage
and building square footage to be 23,192 square feet. The original submittal did
not list a building square footage but noted the building coverage as being 26,522
square feet. Was the revised site plan intended to revise the building coverage
data?
The original site plan included the future phase of the building. It is assumed the church
would be required to go through the amendment process if it decides in the future to
expand. Most likely the area and design would be different than what is shown now so
the future building area was removed from the calculations.

[1116107] There does not appear to be any additional shoulder/shy distance from
the defacto bike lane to the roadside ditch in the new design. Lemay appears to
have some unpaved shoulder both north and south of Buckingham (south
appears to have a greater shy distance). Ideally there should be a couple feet of
gravel shoulder shy distance from the ditch for bicyclist safety, especially with
the combination of a transition and limited lighting in the area. Also the 2 feet of
gravel helps for integrity of the pavement section.

signatory to the plat as well as construction drawings, having an exclusive
easement and facilities within the property boundary.
Platte River Power Authority was contacted. PRPA would like to review the drawings
prior to determining whether they will sign off on the Plat or drawings. A copy of this
submittal will be provided to PRPA.

[1116107] The construction plan set needs to show vertical design information
specific to Buckingham/Duff carried from the Lincoln Park project and then have
it preliminarily designed along this project tying back to the west. If the project
were to then also do a full design of Buckingham (flowline and centerline design,
cross sections, etc.) then the local street portion escrow for Buckingham would
only need to include construction costs (curb and gutter, pavements, etc.) (The
design should demonstrate that the curb and gutter installed along the western
property boundary can remain otherwise curb and gutter in this location would
also need to be included in the escrow). If the project's design along
Buckingham is limited to the preliminary portion only then the local street portion
escrow will need to include design costs to ensure curb and gutter and pavement
can be built to an ultimate condition.
Per discussions with City staff the preliminary design information Lemay and
Buckingham is not being provided with this PDP submittal, but will be coordinated with
City staff prior to the hearing. The design information will be provided with the FCP
submittals.

[1116107] I'd like to do some further follow-up on the existing asphalt sidewalk
and how it is affected by the widening shown for the left turn lane. It appears that
the asphalt sections of walk may need to be reconfigured with the road widening.
Also, it may be necessary to provide detectable warnings (truncated domes) for
the walks as they approach the intersection.
The truncated domes have been added to the asphalt trail. Further details will be
provided with the FCP submittals

transitions occur for the left turn lanes, I'd like to see these shown smoothed out
with curves rather than the angle points for driveability concerns.
The angle points have been eliminated and radii of using local street criteria have been

pavement widening is at less of a cross slope than the existing portion which is
of concern and does not meet standards.
The cross slopes have been adjusted by providing a minimum of 0.40% flowline slope

request is also being submitted.
