Park View Partners LLLP is the owner of the Park View Apartments at 221 Mathews Street in
Fort Collins, which we have owned since 1988. As you are aware, we are the adjacent property
owner to the north side of the proposed Townhomes at Library Park project as filed with the City
of Fort Collins under PDP130033, thereby being perhaps the neighbor most significantly
impacted by the project.
We have reviewed the plans for redevelopment of 220 East Olive Street. The existing property
is a stagnant, unproductive eyesore and has been so for many years. We believe this new project
will enhance the neighborhood by eliminating an unattractive property and replacing it with a
vibrant new residential development. The preliminary architectural drawings that we have
reviewed clearly respect the character of the neighborhood including the Park View Apartments.
Over the years, the developer — Mr. Brad Florin, has gone out of his way to be considerate of the
community and planning department, modifying and adapting his plans multiple times to reflect
their input and feedback. The remaining minor deviations to strict guidelines are insignificant,
and increased density through verticality is actually a good thing for the City in the long run.
After careful consideration we fully support the proposed redevelopment and recommend that
the Fort Collins Planning & Zoning Board approve the applicant's requests for this project.
