RE: Support for Townhouses at Olive Street Project — 220 East Olive St., Fort Collins, CO
Dear Mr. Shepard:
i am the manager and agent for Tom Trail who owns the property located at 308 E. Oak Street,
consisting of 39 apartment units.
I have reviewed all of the plans forthe Townhomes at Library Park Project to redevelop 220 East Olive
Street. Unlike the prior project on this site, which did not provide sufficient off-street parking, this project
provides the parking on -site. Accordingly, my client supports this project unconditionally for the following
reasons:
1. The present site is, and has been, an eyesore for a long time and this project is a huge upgrade on the site
and will have a very positive impact on Library Park and the surrounding area.
2. The project will add permanent high -value downtown residents to the area and to downtown which will
in turn support the downtown restaurants and other related businesses that will help stabilize. Our
national office was in downtown for a number of years and i know this type of high -end development is
much needed.
3. The project will offer a place for environmentally conscious individuals who want to live downtown and
work, walk or bike to their downtown offices. I believe many business and professional people will do
this.
4. Lastly, it will provide, on a per square foot basis, additional tax revenue for the county and school
districts. It should be an iconic building which, when added to the Woodward Governor project, will
substantiate that the City is doing the right kind of redevelopment for the downtown area.
