This letter serves to summarize the stormwater impacts of the above referenced project to aid the project
through the modification review process. A more detailed report explaining the four step process, standard
operating procedures (SOPS), and other details will be provided at the time of Preliminary Development
Review (PDP). The project site is located at the northwest corner of Olive Street and Mathews Street and
is currently addressed 220 E. Olive Street. The property is bordered by a Public Alley to the west, Olive
Street to the south, Mathews Street to the east and a multi -family unit to the north. The existing lot is
entirely consumed by an existing building that has been vacant for many years. The majority of the
existing building drains, via underground sewer, into an existing inlet at the corner of Mathews Street and
Olive Street. A small portion of the existing building drains, via downspouts, into the Public Alley
bordering the property to the west. No detention or water quality is currently present onsite.
The proposed redevelopment will completely remove all existing above -grade structures and adjacent
hardscape. The new project will consist of two buildings divided into six individual townhome units. The
property is planned to be subdivided into twelve individual lots enclosing each individual townhome. A
common drive will divide the property from west to east down the middle of the lot. This will be the only
vehicular entrance to the townhomes.
The project site is located within the Old Town Drainage Basin and drains to the Udall Natural Area water
treatment facility and therefore water quality treatment is regionally provided for 50 percent of the site.
Upon further design, water quality will be provided to equal or exceed that required 50 percent. The
proposed drive aisle will further provide water quality by including portion of the drive to be constructed
with permeable pavers, associated section, and underdrain. The amount of permeable paver area will be
installed at a minimum of 25 percent of the overall proposed drive area. Due to the fact that the site is
being completely demolished and reconstructed, detention may be required with a release rate not
exceeding the 2-year historic depending on the fees that have been paid in the past. Depending on this
amount, a variance may be requested to alleviate the amount of detention required for this project.
