[1/9/08] It has been determined that an access easement (cross lot access
easement) really is not required to extend from College to the alley to comply with
the Access Control Plan. The easement only needs to extend from the property to
the south (Lot 6) to the new driveway on College. This may eliminate the need for
any special language on the Plat as requested by the applicant. A meeting with the
City Attorney may or may not still be needed.

[1/9/08] It has come to out attention that the parking spaces on the south side of the
project have been reduced to less than the minimum required dimension of 9x19
feet. The spaces need to be striped to the standard dimensions. This may not be
an issue given the drive aisle width of 24 feet can still be maintained and the access
easement may no longer be required.

[1/8/08] EMERGENCY ACCESS EASEMENT: The fire lane is required to be
designated on the plat as an Emergency Access Easement. The fire lane shall be
visible by painting and signage, and maintained unobstructed at all times. A fire lane
plan shall be submitted for approval prior to installation. In addition to the design
criteria already contained in relevant standards and policies, any new fire lane must
meet the following general requirements:
• Be designed as a flat, hard, all-weather driving surface (asphalt or
concrete) capable of supporting fire apparatus weights. Compacted road
base shall be used only for temporary fire lanes or at construction sites.
• Have appropriate maintenance agreements that are legally binding and
enforceable.
• Maintain the required minimum width of 20 feet throughout the length of
the fire lane.

[1/3/08] The parking stalls along the southern property line need to be a minimum of
19 feet long and 9 feet wide (they're shown at 18 feet and 10 feet wide though a few
are only 8 feet wide). This must have been a last minute change prior to the hearing
that I didn't catch. The drive aisle only needs to be 24 feet, so it may be a matter of
just adding one foot to the parking stalls from the drive aisle, but that will impact the
access easement as well. The two 8 foot wide parking stalls could be designated as
compact/long term parking stalls for employees with dimensions of 8 by 15. Another
option would be to reduce the 20 foot parking stalls along the south side of the
building to 19 feet, scoot the easement north one foot and then the 18 foot parking
stalls would gain that foot.

building, above the main entrance on the s. and e. sides; and split face block for the
rest. To help offset cost, the brick'dip' on the back side may be eliminated.
However. Please provide either the precast sill or a course of ground face block in
place of the sill, to avoid a completely uniform back wall.

color of split -face block. I am concerned that the color/mix specified may look flat
from a distance, but a photo would clarify.
Also, I echo Clark's comments from previous rounds of review regarding the intensity
of the red color specified for the column and storefront. Is this something that can
be "toned down" to a deeper shade or maybe could you wrap the column in masonry
rather than painting it red?
