On Tuesday, November 27, 2007 at 4:00 p.m. in Conference Room A, 281 North
College Avenue*, the City of Fort Collins Administrative Hearing Officer will conduct an
Administrative Hearing for a development proposal in your neighborhood. This project is
known as the Advance Auto Project Development Plan, #26-07.
This is a proposal to construct a one-story, 7,000 square foot retail building on the vacant
lot located at the southwest corner of North College Avenue and Hemlock Street. The
property is within the CN — Commercial North College Zone District. Retail establishments
are permitted in the CN Zone District, subject to Administrative Review. The initial tenant
identified is Advance Auto Parts. In addition to the retail building, the proposed site
improvements include a parking lot, alley upgrades, sidewalks and landscaping. This
proposal is subject to all applicable standards and requirements of the City's Land Use
Code.
The affected property owners list for this public hearing is derived from official records of
the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have
been missed. Please feel free to notify your neighbor of this pending meeting so all
neighbors may have the opportunity to attend.
