The undersigned, being the holder of a deed of trust against that certain real property
described as Lot 2 in that certain Plat known as "Subdivision Plat, Advance Auto Parts, being a
replat of Lots 7, 8, 9, 10, 11 and 12, Block 3, Riverside Park located in the SE 1/4, Section 2,
T7N, R69W of the '6`h P.M. of the City of Fort Collins, Larimer County, Colorado dated
February 12, 2008 to be recorded in the Office of the Clerk and Recorder of Larimer County,
Colorado (the "Records"), does hereby ratify, confirm and approve the Plat as though said
party's signature was included on the Plat itself.
This instrument is effective as of the date of said Plat.
IN WITNESS WHEREOF, the party hereto has hereunto executed this instrument this

Please find enclosed the final Subdivision Plat for the Advance Auto Store at
College and Hemlock, executed by all parties other than the City. In addition,
please find enclosed a Ratification of Plat executed by Bank of Choice (Ft.
Collins) with respect to their lienholder interest in Lot 2 shown on the subject
Plat. We understand that the City will record the Plat once it has been fully
executed by the City.
