If the site exceeds 5000 square feet of additional impervious area then detention and water quality is required. A suggested route to decrease impervious area is to use pervious pavement material which will also be an effective water quality BMP. This has been addressed in the plans and the drainage report. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 33 Created: 8/15/2007 [8/15/07] EMERGENCY VEHICLE ACCESS: My only potential concern for the project is access to buildings on the northeast corner of the property (the garages/studios), based on UFC 902.2.1: "Fire access roads (fire lanes) shall be provided for every facility, building or portion of a building hereafter constructed or moved into or within the PFA's jurisdiction when any portion of the facility or any portion of an exterior wall of the first story of the building is located more than 150 feet from fire apparatus access as measured by an approved route around the exterior of the building or facility." However, we also make the following provision concerning access: "if a fire lane cannot be provided, the building shall be fire sprinklered." Because these garages/studio units are equipped with automatic fire sprinklers and they are only two stories in height, they meet PFA's access requirements. Ok. Page 5 the alley intersection (area of new C&G), this new parking striping needs to be shown on the plan with dimensions. Drawings have been corrected. Number: 11 Created: 8/14/2007 [8/14/07] The alley intersection driveway will need to be reconstructed per LCUASS Drawing 803 provided. A few things to be noted regarding this standard intersection design: Pedestrian ramps are required on both sides of the driveway. No more than 0.5 cfs for the Design 2 year storm may drain over the sidewalk (alley flows and detention area flows combined). No part of the building structure may encroach into the ROW dedicated at the corner for sight distance. The driveway shall intersect Maple Street at 90 degrees with radius corners on both sides. We have added the note that the intersection is to be reconstructed as per LCUASS Drawing 803. We will add more grading details at final compliance, but we are not planning on ramps down to the alley. The sidewalk will be flush with the alley on both sides of the alley similar to the left side of the alley that is shown in standard drawing 803. We have added a 2' curb channel and sidewalk chase on the east side of the alley so that less than 0.5 cfs will overtop the sidewalk during a Design 2 year storm. We are showing a retaining wall and column in the right of way that is dedicated for sight distance. The retaining wall is no higher than two feet tall and will not pose a problem for sight distance. We are requesting a variance for the column within the right of way. Due to the existing electrical vault we will leave the alley at it's current angle. Number: 13 Created: 8/14/2007 [8/14/071 There is an existing poor drainage condition in the alley pan on the east side that results in standing water. It appears to be caused by tree roots lifting the concrete. You may utilize the existing pan in your alley design however, you will need to reconstruct the pan and curb and gutter on the east side as needed to fix the problem. Please show the limits of reconstruction on the alley design plan and provide sufficient flow line elevation data to verify positive drainage is provided. This has been addressed in the plans. Minimum asphalt cuts allowed are 3'x5'. +the project will need to have a new services tap at the main to serve buildings along Meldrum and Mason Streets. +the project may be required to extend a new main into the alley right-of-way to serve the back buildings. We have shown the street cuts to remove the existing gas services. We have also shown a new gas service and street cut on Meldrum. It is our intent to serve all of the buildings off of the gas main in Meldrum.
