Regarding number 4, if this easement was dedicated to a private entity, you can either vacate by separate document or that entity can sign the plat. If this easement was dedicated to the city, then the note "to be vacated by this plat" is sufficient. You do not need the separate vacation note because it doesn't serve any purpose. [12/12/07] From Technical Services: 1. Boundary closes. 2. Can not have angle breaks in ROW, alley and Magnolia should be parallel. 3. Boundary on Site Plan does not match the plat. 4. Is the vacation note necessary? If this is an exclusive easement to be vacated by a particular utility, then they would have to sign the plat OR you may vacate by separate document and place the reception number on the plat. If this easement was dedicated to the city, then it can be vacated by the plat without a vacation note. Missing the Maintenance Guarantee and the Repair Guarantee language. Remove the Notice as there are no private drives or streets. I'm ready for mylars once everything has been resolved with Engineering. Just in case the drive approach needs to be rebuilt per the inspector in the field, please add drawing 803 to the detail sheet. Correct the note on sheet 4 to read drawing 803 instead of detail 707 (and remove 707). 1 was wrong below, I'm sorry for the confusion!!! Thanks! [12/11/07] The hearing officer placed a condition of approval on this project that the first 20' (measured from the back of the sidewalk) of the alley must be paved. Engineering will accept a full depth patch in lieu of an alley design. Please note on the utility plans this requirement and that all existing drainage patterns must be maintained. If the paved area between the street and the sidewalk is in good shape and does not need to be repaired or replaced then it can stay as is. If it does need to be replaced, then it must be built to standard. meaning it must be constructed in concrete per detail 707 (or if there is an existing crosspan, detail 708). Please note on the utility plans to repair and/or replace as necessary in accordance with the appropriate detail. The drainage will need to be verified to make sure that the alley drains - a lot of times the sidewalk is too high and that section spanning the alley needs to be lowered to get the alley to drain right. [8/31/07] The modification for not improving the alley was not received with this submittal. The modification will need to be either approved or denied prior to going to hearing. [7/27/07] City Code requires that the alley be improved with this development. No modification request has been submitted for review. Applicant needs to submit a request for modification with adequate justification. Please list this modification request under Note 48 on sheet 2 of the Utility Plans. Page 1
