STATEMENT OF PLANNING OBJECTIVES
The site is in the NCM — Neighborhood Conservation Medium Density Zone
District. This proposal is to divide the existing property at 621 West
Magnolia Street (East 115' of Lots 2 & 3, Block 267 of the Loomis
Subdivision) into two lots, each lot being 5000 square feet or more and
having a minimum of 40 feet in width. The existing house will remain and a
new single family residence will be constructed on the new lot. Single
family detached dwellings are permitted uses in the NCM Zone District.
A setback of 5 feet will be maintained from the existing house to the
proposed lot line. Setbacks for the new residence will be 23' front setback
(to avoid encroachment on the existing floodplain), a 5' side setback on the
west, an 8' side setback on the east (to avoid encroachment on the proposed
utility easement) and 15' rear setback.
Required utility easements adjacent to the existing rights of ways will be
dedicated with the subdivision plat. The existing street trees will be
maintained and the new residence will provide landscaping within the new
lot.
The access for the new residence will be from the alley on the east side of
the new lot. The access for the existing house will be maintained. Each lot
is required to provide one off street parking stall which may be contained in
a garage or carport.
The architecture for the proposed residence will compliment the architecture
of the existing residences in the neighborhood and in conformance to the
Development Standards in Section 4.8.17.1 of the Land Use Code. It is
intended that the new residence will utilize similar materials and colors as
the existing residences in the area. The new residential building will be
restricted to a maximum of 2 stories and the eave height will not exceed 13'.
