This project is known as the Magnolia West Project Development Plan, #22-07. This is a request to subdivide the 11,498 square foot lot located at 621 West Magnolia Street into two lots. The existing home on Lot 1 would be accessed from a new driveway to Magnolia Street. A new single-family residential house would eventually be constructed on Lot 2, which would be accessed from the alley to the east. The property is located on the south side of West Magnolia Street, between Loomis Street and Whitcomb Avenue, and adjacent to the alley. The property is within the NCM — Neighborhood Conservation Medium Density Zone District. This proposal is subject to all applicable standards and requirements of the City's Land Use Code. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
